2024 Crema: Wrapping Up with a Year in Review
2024 has been an exciting and productive year at Crema, marked by significant progress across our diverse portfolio of projects. From towering residential builds to innovative mixed-use developments, our commitment to delivering quality craftsmanship and meeting ambitious timelines continues to be a cornerstone of everything we do. With major milestones achieved, projects nearing completion, and new ventures on the horizon, Crema continues to shape Melbourne’s skyline with precision and passion.
Let’s recap what’s done, what’s on, and what’s next with Crema:
344 City Road
The 344 City Road, Madison Grand by GQ (GURNER™ and Qualitas) project is making big strides toward completion, with the tower crane and hoists now removed, defecting and apartment close-offs advanced, and external works in full swing. We’re most excited for the first Separable Portion Handover, including the Ground Floor and mezzanine gym tenancy, which is set to go ahead an impressive 2 weeks ahead of schedule. With the scaffolding removed, the building’s striking façade is finally visible, making a bold statement on the Melbourne skyline and setting a new benchmark for architectural design.
Malvern Collective
The Malvern Collective projects is fast approaching practical completion, with fire certification inspections scheduled for the end of the year. In Building M, Separable Portions 2 and 3, including the Angel Tavern and retail tenancies, have entered the inspection and close-out phase ahead of cold shell handovers. The apartment fit-outs are progressing steadily up the tower, and landscaping has commenced along Dandenong Road, adding the finishing touches to this transformative development. Positioned in the heart of Malvern, a suburb celebrated for its vibrant café and restaurant culture, this project is set to become a dynamic addition to the local streetscape.
Caulfield Village
Caulfield Village is making excellent strides, with the concrete structure now reaching both towers following the completion of the podium levels in November. The north tower has advanced to Level 5, while Level 4 of the south tower is 50% complete. Meanwhile, steelwork for the brick façade is moving ahead, and window installation is set to commence in December, marking another significant step forward for this development.
205 Normanby Road
The project at 205 Normanby Road is advancing rapidly, with Level 22 currently being poured. Façade installation has progressed to Level 18, while services rough-ins are underway on Level 17. On Level 10, joinery and tiling continue to advance. Levels 6 and 7 are nearing the final stages, with fit-offs and final completion tasks almost finished, preparing these floors for the first builder’s clean and final painting. This project is on track towards its next stages of completion. Once complete, residents will enjoy a lifestyle in the thriving Fishermans Bend Precinct of Southbank, with luxury amenities including a fully-equipped gym, extensive wellness area, podcast rooms and co-working spaces.
272 Normanby Road
The construction at 272 Normandy Road is progressing at a strong pace. Core A has reached Level 9, with the Level 3 slab completed and work on the Level 4 slab now underway. The precast panels for Level 3 are finished, and installation for Level 4 has commenced. Blockwork has started on the ground floor, and the car lift structural steel is now complete. The first shipment of façade materials is set to arrive this month, marking another significant milestone in this project. This development is designed as a low-carbon community built for health, liveability, and lifestyle. With sustainable and biophilic features at the forefront, the 20-storey landmark will be home to over 200 apartments, offering an innovative and environmentally conscious design that redefines urban living.
